Who does Jay Kern work with?

Mostly people buying or selling acreages and rural property across Central Alberta — country residential, farmland, bare land and lake property — along with families moving up within Red Deer and the surrounding towns, and people relocating into the area from Calgary, Edmonton or out of province. Kern Realty | CIR Realty is a one-agent operation, so you deal with Jay directly from the first call to closing.

Do I need a different REALTOR® for an acreage than for a house in town?

It genuinely helps. An acreage has a whole layer a town house doesn't: well flow and water quality, septic type and condition, county zoning and permitted use, legal access, outbuildings, and what the place actually costs to run through an Alberta winter. Jay holds Agricultural licensing alongside Residential and Commercial, comes from an agriculture background, and tested water wells before real estate — so those questions get answered from experience rather than from a checklist.

Which areas does Jay Kern cover for acreages and rural property?

Roughly within an hour of Innisfail — Red Deer County, Lacombe County, the north end of Mountain View County, and west into Clearwater County. That covers Innisfail, Penhold, Bowden, Springbrook, Red Deer, Blackfalds, Sylvan Lake, Olds, Spruce View and Dickson, plus the surrounding rural areas and the Sylvan, Gull and Pine lake corridors. Staying inside that radius is deliberate — it's close enough to actually get out to a property on short notice.

Why is pricing an acreage different from pricing a house?

There are far fewer comparable sales, and the ones that exist rarely match on the things that move the price — acres, water, outbuildings, and how much of the value sits in the land versus the house. A town home can be valued against recent sales down the street; an acreage usually can't. Jay's valuations lean on a wider set of evidence, including local land auction results, rather than MLS® comparables alone.

Most rural valuations lean on a handful of MLS® comparables and stop there. That misses a big share of how Alberta land really trades. I keep a running Central Alberta land database — every sale logged with acres, land class and price per acre — so when I price your property, the number comes from evidence, not a gut feel.
