Do you work with acreage and rural properties?

Yes — acreage and lifestyle properties in Central Alberta are one of my specialties. Rural purchases carry a few things town homes don't: well and septic inspections, zoning and land use, access and road maintenance, and how outbuildings and land value factor into price. I help buyers work through each of those so nothing turns up as a surprise after closing.

What areas do you serve?

Red Deer, Sylvan Lake, Lacombe, Innisfail, Penhold, Blackfalds, Springbrook, Olds and Bowden. I also work throughout Red Deer County and Lacombe County for acreage and rural properties, including Pine Lake and Spruce View. Can you help me buy and sell at the same time?

Yes, and it's one of the most common situations I work through with clients. The goal is usually to line the two closings up so one funds the other, rather than carrying two homes or needing somewhere to stay in between. There are a few ways to manage the timing depending on your finances, and it's worth planning early with your REALTOR®, lawyer and lender rather than sorting it out once offers are on the table. Do you work with first-time home buyers?

Yes. I'll walk you through each step, from what you can realistically afford through to possession day, and make sure you understand what you're buying before you sign anything. There are also government programs worth knowing about, such as the First Home Savings Account — a mortgage broker or lender can tell you which ones you qualify for and what they're worth in your situation. I'm happy to point you toward someone good.

What does it cost to work with you as a buyer?

In most transactions the seller's side covers the commission for the buyer's agent, so you likely won't pay me out of pocket. We put the details in writing before we start looking, so you'll know exactly how it works — including what it would mean if a particular listing is set up differently. What does it cost to sell with you?

Commission is agreed in writing before your home goes on the market, so there are no surprises — and it's set per property, because the work genuinely isn't the same for every home. An acreage with a well, septic and a wider buyer search needs a different plan than a townhouse in town.

What it covers: pricing the home from recent comparable sales rather than a guess, professional photography, the MLS® listing and syndication, all of the marketing, showings and feedback, and negotiating the offer through to closing. If a price adjustment makes sense along the way, I'll show you the numbers behind the recommendation — not just the recommendation.
